Project Planning

Plan Your Fabrication Project

Practical frameworks for the four most common project types we build in South Florida. Use these before reaching out, or share them with your contractor or GC.

Residential & Architectural Projects

Handrails, pool fencing, gates, staircases, and decorative features for homeowners and residential contractors.

  • Measure opening width, rise/run of stairs, and post spacing before calling
  • Confirm HOA requirements, some restrict material or finish colors
  • Determine if a permit is required for the municipality (Broward/Miami-Dade differ)
  • Decide: fabricate-only and you install, or full supply & install?
  • Note substrate: concrete, wood, tile, affects post anchor type
  • Reference photos of desired style cut design discussions in half
Handrails & Railings →

Commercial & Contractor Projects

Structural steel, commercial railings, metal cladding, signage, and custom features for GCs, developers, and commercial clients.

  • Provide architectural or shop drawings if available (PDF, DWG)
  • Confirm spec: ASTM grade, weld certification requirements, inspection needs
  • Identify phasing, rough-in anchor sets first, finish install after trades
  • Lead time for structural members can be 3–6 weeks; plan accordingly
  • Coordinate access window: site access, crane/lift availability
  • COI requirements, we carry liability and workers' comp
Commercial Segment →

Fleet & Van Upfitting

Custom interior and exterior metal fabrication for service vans, cargo vehicles, and fleet operators across South Florida.

  • Capture exact van make, model, year, and roof height before spec
  • Photograph interior (from doors, side, rear), we use these to prefab
  • List tools and parts by frequency of use, determines shelf layout
  • Confirm whether partitions, ladder racks, or exterior mounts are needed
  • Schedule stagger for fleet builds, avoid grounding all vehicles at once
  • Powder-coat color: match company livery or specify per trade standard
Van Upfitting Service →

Marine & Coastal Projects

Dock railings, bimini frames, boat parts, seawall hardware, and coastal architectural metal in South Florida's salt air environment.

  • Always specify 316L stainless for direct saltwater or splash-zone applications
  • Aluminum alloy 5052 or 6061-T6 for dock structures, never mild steel
  • Confirm dock or vessel access, marine installs often require boat or tide coordination
  • Bimini frame measurement: beam, length, height, mount type (track or foot bolt)
  • Check local marina or HOA rules on railing height and style for docks
  • Surface prep matters more in marine environments, spec in-writing

Case Studies

Real Projects. Real Results.

Three recent projects that illustrate how we approach different fabrication challenges, what the client needed, what we built, and why it worked.

Residential · Handrails

Custom Steel Handrail System: Residential Staircase

Mild Steel Powder Coated Interior

Challenge: Homeowner needed a custom handrail to match existing architectural ironwork, no standard catalog product fit the profile or spacing. GC had a two-week window before finish flooring install.

Solution: Measured on-site, fabricated custom flat bar balusters and a square-profile top rail, powder-coated gloss black. Installed in a single day before flooring crew arrived.

Commercial · Installation

Commercial Metal Feature Installation: Retail Build-Out

Structural Steel Brushed Finish Tenant Build-Out

Challenge: A tenant build-out in a South Florida retail strip required custom metal features, a reception counter frame, floating shelving brackets, and entry gate, all on a 3-week GC timeline.

Solution: Shop-fabricated all three elements in parallel, delivered and installed in two site visits. Coordinated with the electrical sub for counter lighting integration.

Fleet · Van Upfitting

5-Van Fleet Build: HVAC Service Company

Aluminum Powder Coated Fleet Build

Challenge: An HVAC company expanding its fleet needed five Ford Transit vans upfitted with matching aluminum shelving, partitions, and roof-mounted ladder racks, without grounding the whole fleet at once.

Solution: Prefabricated all five interiors simultaneously, installed in a staggered 10-day window (one van at a time). All units matched exactly. Fleet was back at full capacity within two weeks.

Code & Inspection

Florida Code & Inspection Reference

A working reference for the code requirements that apply to most of our fabricated work in Miami-Dade, Broward, and Palm Beach County. Always verify with your local building department, codes can vary by municipality.

FBC 2023 · Handrails & Guards

Florida Building Code: Railing & Guard Requirements

FBC Chapter 10 governs guards and handrails for stairs, ramps, elevated walkways, and open-sided floors. Key thresholds for residential and commercial occupancies:

  • Guards required on surfaces >30" above grade or floor below
  • Guard height: minimum 42" for commercial; 36" for residential stairs
  • Balusters: 4" max opening (sphere test, no 4" ball shall pass)
  • Top rail graspable for handrails: 1.25", 2" diameter or equivalent
  • Structural load: 200 lbs concentrated, 50 lbs/ft linear for guards
  • Pool barriers require separate compliance under FBC 454
Permit Requirements

When a Permit Is Required for Metal Work

Permit requirements vary by county and municipality. General thresholds that typically trigger permit review in South Florida:

  • Structural steel framing or any load-bearing metal element
  • Fencing over 6' height in most municipalities
  • Pool barriers and pool enclosure screening frames
  • Staircase fabrication and exterior deck railings
  • Commercial signage mounted to structure over a threshold size
  • Decorative gates on street-facing property in HOA communities
Miami-Dade · Broward · Palm Beach

County-Specific Notes for Metal Fabrication

Each South Florida county has additional amendments and AHJ (Authority Having Jurisdiction) requirements layered on top of FBC state minimums:

  • Miami-Dade: High-velocity hurricane zone (HVHZ), wind-load specs are stricter
  • Miami-Dade: Product Approval (NOA) required for certain structural applications
  • Broward: Municipal codes vary widely between cities, check Pompano, Hollywood, Ft. Lauderdale separately
  • Palm Beach County: Impact requirements apply to exterior-mounted elements
  • All counties: HOA deed restrictions can impose style, finish, or height limits beyond code
Inspection Prep

How to Pass a Metal Fabrication Inspection

For permitted metal work, inspectors typically verify the following at rough and final stages:

  • Anchor bolt embedment depth and epoxy cure (if core-drilled into concrete)
  • Weld quality, continuous vs. intermittent per spec, no visible porosity or cracks
  • Guard spacing (baluster test with 4" sphere)
  • Rail height and termination at top and bottom of stairs
  • Shop drawings on-site and matching installed conditions
  • Product Approval number visible on elements requiring NOA (Miami-Dade only)

Disclaimer: This reference is provided for general planning guidance only. Always verify current code requirements with your local building department, licensed engineer, or permit expediter before committing to a design. Fine Edge Industries does not provide code compliance certification.

Buyer Education

Learning Subjects: How Fabrication Actually Works

Six topics that help you understand what you're buying, why it's priced the way it is, and how to evaluate quality before the job starts.

Topic 01 · Materials

Understanding Metal Grades & Alloys

Not all steel is the same. A36 mild steel, 304 stainless, 316L stainless, 6061-T6 aluminum, each has different properties, weldability, and corrosion resistance. Buying on price alone often leads to early failure or replacement.

  • A36 / A500, structural mild steel, budget-friendly, must be coated outdoors
  • 304 stainless, standard exterior and food-safe grade
  • 316L stainless, marine-grade, chloride-resistant
  • 6061-T6 aluminum, structural weight-savings, excellent corrosion resistance
  • 5052 aluminum, better corrosion, preferred for marine sheet work
Topic 02 · Finishes

Metal Finishes: Powder Coat, Galvanize, Brushed & Raw

The finish choice affects longevity more than material choice in many South Florida environments. A quality powder coat on mild steel dramatically outperforms a raw, unfinished surface in outdoor conditions, often within 12–18 months.

  • Powder coat, electrostatic baked finish, 300+ RAL colors, 5–15 year outdoor life
  • Hot-dip galvanizing, zinc metallurgical bond, best for structural steel near water
  • Brushed/mechanical finish, stainless only, directional satin appearance
  • Patina / raw, interior decorative use only, active rust maintenance required
  • Clear coat, temporary UV/oxidation protection, 1–3 year outdoor life
Topic 03 · Processes

How CNC Plasma Cutting Works

Our CrossFire XR plasma table cuts mild steel, stainless, and aluminum from DXF or DWG files. Understanding the process helps you spec correctly and avoid costly revisions.

  • Plasma kerf is ~0.060", internal radii can't be smaller than tool radius
  • Max cut area: 4' × 8' per pass; larger parts are nested or segmented
  • Accepted file types: DXF, DWG, AI (vectors only, no raster images)
  • Dross and heat affect: expect finishing/grinding on some cut edges
  • Thicker plate (>1/2") is slower, factor in if bidding tight timeline
Topic 04 · Pricing

How to Read a Fabrication Quote

A well-structured fabrication quote should break out material, labor, finish, and installation separately. Here's what each line item means and what to watch for.

  • Material cost, fluctuates with commodity prices, not a margin line
  • Shop labor, cutting, fitting, welding, grinding; charged per hour or lump
  • Finish cost, separate from fabrication; powder coat is outsourced by most shops
  • Install labor, site time, hardware, anchor systems; often underquoted by competitors
  • Watch for: exclusions on permits, engineering drawings, and hardware allowances
Topic 05 · Quality

How to Evaluate Weld Quality Before You Buy

Most buyers can't read a weld certificate. But you can visually identify acceptable vs. substandard welds before signing off, even without technical training.

  • Consistent bead, uniform width, no skips, no burn-throughs
  • No visible porosity, small holes or pits in the weld are defects
  • Spatter cleanup, professional finish work removes weld spatter before coating
  • Penetration: joints should be fully fused, not just surface-stuck
  • Ask for previous work photos, look for consistency across projects
Topic 06 · Timelines

Typical Fabrication Timelines by Project Type

One of the most common misunderstandings in metal fabrication is lead time. Custom work is not off-the-shelf. Here's what realistic lead times look like for our most common job types.

  • Simple handrail or gate: 1–2 weeks from approved quote
  • Residential staircase system: 2–3 weeks fabrication + install coordination
  • Commercial railing (multi-floor): 3–5 weeks, permit dependent
  • Single-van upfit: 2–4 weeks from confirmed spec
  • Fleet build (5+ vans): 4–8 weeks staggered, pre-fab overlap
  • Structural steel (beams, frames): 4–10 weeks including material lead time
FAQ Library

Frequently Asked Questions

The questions we get asked most, organized by topic so you can find what you need fast.

Quoting & Pricing

How much does custom metal fabrication cost?

There's no universal answer, it depends on material, complexity, finish, quantity, and whether installation is included. Rather than quote a generic figure, we give you an itemized written quote so you understand exactly what you're paying for. Call or submit a quote request for a number specific to your project.

Do you charge for quotes?

No. Quotes are free. For simple projects we can often quote from photos and dimensions sent via email or WhatsApp. Complex projects or large commercial jobs may require a paid site visit for accurate measurement, which is credited back to the project if you move forward.

Why is my quote higher than a competitor's?

Common reasons: we include installation labor and hardware explicitly (some quotes exclude these), we specify the correct material grade for your environment (not the cheapest available), and we use American-sourced steel where applicable. We're happy to compare line-for-line if you share a competing quote.

Can I supply my own material?

In most cases, yes, but we need to verify the grade and certify it meets spec before incorporating it. We won't weld or fabricate with unknown-grade material for structural or code-required applications. We'll walk you through the process if this is your preference.

Process & Timeline

How long does fabrication take?

Simple parts (single handrail, gate, bracket set): 1–2 weeks. Mid-size residential or commercial jobs: 2–4 weeks. Fleet builds or structural steel: 4–10 weeks. Timelines depend on material availability, shop queue, and whether permits or engineering drawings are required. We'll give you a committed date at quote stage.

Do you do same-day or rush work?

Occasionally. Rush availability depends on shop queue and material on hand. Rush jobs carry a surcharge (typically 20–35%). Call directly at (305) 409-0635 to check current availability before submitting an online request.

What if I need changes after fabrication starts?

Changes mid-production are possible but may affect price and schedule. Minor changes (finish color, minor dimensions) are usually accommodated. Structural changes after cutting has begun typically require a change order. We document all approved specs before cutting begins to minimize this.

Materials & Specs

What materials do you work with?

Mild steel (A36, A500), 304 stainless, 316/316L stainless, aluminum (6061-T6, 5052, 3003), and galvanized steel. We also work with perforated sheet, expanded metal, and tubing in round, square, and rectangular profiles. If you need a specific alloy, ask, we source broadly.

What finish is best for outdoor South Florida use?

For steel: powder coat over sandblast prep, or hot-dip galvanizing for structural members near water. For coastal or marine environments: 316 stainless with a brushed or electropolished finish, or powder-coated aluminum. Raw or painted mild steel in direct saltwater exposure corrodes within 6–18 months regardless of paint quality.

Can you match an existing finish or color?

Yes. Bring us a sample or a RAL/Pantone color code and we'll match via powder coat. For brushed stainless, we can match grit direction and pattern. Exact metallic or glitter finishes may have a minimum quantity for powder coat outsourcing.

Do you fabricate for marine and saltwater environments?

Yes, it's one of our strongest specialties. South Florida's salt air and direct marine exposure require specific material and finish decisions that general fabricators often get wrong. We default to 316L stainless or marine-grade aluminum for anything within a quarter mile of the water and specify accordingly in our quotes.

Installation & Permits

Do you handle installation?

Yes. We offer full supply-and-install for most project types in Miami-Dade, Broward, and Palm Beach County. We can also fabricate-only if you have your own install crew, we'll provide hardware specs and installation notes. Most residential and commercial clients prefer our full-service option.

Do you pull permits?

We assist with the permitting process. For straightforward permit pulls (residential fencing, handrails), we handle the application. Complex structural or commercial permits may require a licensed engineer of record for drawings. We'll advise at quote stage whether a permit is likely required for your project type and municipality.

Are you licensed and insured?

Yes. Fine Edge Industries LLC holds all required Florida contractor licenses for our scope of work and carries general liability and workers' compensation insurance. Certificates of insurance (COI) are available on request for GCs and commercial clients.
